Loan Programs Overview

At Wilshire Fund, our flexible financing options cater to various property types, including residential and commercial real estate. 

Bridge, Construction Programs

Wilshire Fund offers comprehensive lending solutions nationwide, specializing in bridge and construction programs. See chart below.

Residential Lending

We provide financing for non-owner-occupied single-family rentals and 1-4 unit properties.

Investment Lending

Our services extend to multifamily and mixed-use properties with five or more units.

Commercial Lending

We support various commercial property types, including office, retail, warehouse with house, self-storage, and light industrial.

Please note - Not currently lending on raw land or properties in rural areas.

Loan Details

  • Loan-to-Value (LTV) Up to 80% for purchases and 70% for refinancing.
  • No upfront application fees.
  • Applicants are responsible for all 3rd party underwriting expenses paid directly to the vendor as directed by Wilshire Fund.
  • Rate buy-downs are acceptable in some cases.
New Construction Financing
  • Up to 80% Loan-to-Cost (LTC) and Up to 70% After-Repair Value (ARV).
  • Non-Dutch Interest On Construction (Only Pay As You Draw).

Documentation Requirements

  • Completed 1003, recent credit report, copy of borrower ID, entity documents, and applicable leases.
  • Breakdown of income and operating expenses, if needed.
  • Written use of proceeds for cash-out.

  • Any additional document requests will be provided during the underwriting,
  • Wilshire Fund does not request tax documents or bank statements for this loan program.
  • As-Is Appraisal Required for New Construction.
